It all depends on many factors like the sites earnings, traffic, Pagerank, backlinks, domain name, niche etc. The common thing is to sell a website for what it earns times 8-12 months. But I happen to think that some websites are worth something even if they don’t earn any money. A site with a great domain name that makes no money should be worth more than a site that makes a little bit of money but has a horrible domain name.
In any case you should never sell one of your websites at a loss. I know that might be hard when you list it on eBay but if you are worried about it don’t use eBay. Use one of the many other sites online that allow you to sell your site but that don’t require you to end it at a given time. Sitepoint’s marketplace might be a good place to start.
