I can’t stress how important customer service is in business. During the auction you should answer all questions asked as soon as possible. After the auction ends you should take care of the domain transfer as soon as the winning bidder makes payment. Depending on whether or not you choose to give the new owner hosting or not you will want to transfer the site for them as well. I have offered to host the site as well as move the site for them and it seems to give the new owners one less thing to worry about.
Because of the nature of digital information and domain names I do not offer refunds. Once a domain has been transferred or website details have been handed over that’s it. It’s now the property of the new owner. I’ve never had anyone ask for a refund so that is good but even if they did I’d explain to them that once the domain or data is in their hands it is theirs.
Most owners will have questions during and after the auction which I suggest you answer as soon as you can. I put in my auction listings that I will answer any questions the new owner has so that they don’t feel like they are left in the dark. This lessens the stress they might have about buying a website that uses a script they have never used.
